Should You Consider Layering Your Roofing Shingles?

Why would you even want to layer your roof shingles?

TearOffRoof-MasterCraftRoofingIt’s time to replace your roof, and you’ve heard that by layering your shingles, (sometimes called a re-roof), rather than tearing off the roof that needs to be replaced, that it’s not only quicker, but less expensive.

Is this true, can it be done?

The answer to both questions is…yes.

Many people do it, and many building codes allow it. But the real question is, “should it be done?”

Only you can make that decision, but before you do…

You should consider the pros and cons of layering:

First let me say that this process can only be done with asphalt or composition shingles, never with slate or wood, you should never mix types of roofing in a re-roof and you should never re-roof over more than one existing roof.

Now for the pros:

  1. It is quicker and convenient…it saves on labor and avoids messy cleanup, and tear off and removal of old shingles.
  2. It is less expensive…it saves on the labor for tear off and on the disposal fees for the old shingles…this could save a great deal of money.

Now for the cons:

  • That money you saved in pro #2 will come back to haunt you when your next roof is installed, because you will then have to remove and dispose of 2 layers of shingles.
  • Your old roof needs to be in pretty good condition – if any of the old shingles are curling at all, the new shingles will not lay flay as they are intended to do.
  • Extra shingles cause extra weight and pressure on your roof’s framing, joists, and decking which could cause your roof to ripple and sag.
  • Often times, when an old roof is torn off, areas that need repair become visible and can be fixed, unlike with a re-roof, they remain hidden, unrepaired and could give you trouble in the future.
  • Two layers of shingles opens up the possibility of trapping moisture, which can lead to rotting wood.
  • You need to check on the warranty of the new shingles, re-roofing may void it.
  • If you plan on selling your home now or in the future, when the home inspection takes place, the inspector will note the double roof and warn potential buyers of possible extra costs or problems they might have in the future.
  • If your roof is already leaking, a re-roof will not fix the problem.
